Richmond District Plumbing & Sewer Services
Ace Plumbing and Rooter, Inc. has been a licensed San Francisco plumbing company since 2003 (CSLB #2829071). We serve homes, apartment buildings, shops and restaurants throughout the Inner and Outer Richmond seven days a week, 7 AM to 9 PM. Whether you need a clogged drain cleared on Clement Street, sewer repair under a Geary Boulevard storefront or a water heater replaced in a flat near Golden Gate Park, our technicians handle every job from diagnosis to final repair.
Much of the Richmond District was built in the decades after the 1906 earthquake, as San Francisco grew west toward the ocean. Many of the neighborhood’s Edwardian flats and row houses are now more than a century old, and many still have their original clay sewer lines, which can crack or let in tree roots and cause backups. We start every sewer call with a video camera inspection to find the exact problem. When the line qualifies, our trenchless sewer replacement repairs it with minimal digging. Curious about cost? See our guide to trenchless sewer replacement costs in San Francisco. For slow or recurring clogs, our drain cleaning and hydrojetting clears grease, roots and buildup without excavation.
Whether you own a home, manage one of the Richmond’s many apartment buildings or run one of the restaurants and shops along Clement and Geary, Ace is here for routine maintenance and urgent plumbing emergencies alike. We charge by the job, not by the hour, and offer free estimates on sewer, water heater and repiping work. Call (415) 824-6444.
Your Local Richmond District Plumber
From a running toilet in an Outer Richmond row house to a leaking pipe behind a Clement Street storefront, Ace handles everyday repairs and big upgrades alike. We offer water heater repair, replacement and installation, including tankless water heaters. In most homes, the piping needed for a tankless unit is already in place, and no new electrical panel is required. For older homes, we offer leak detection and whole-home repiping. Building owners can rely on our certified backflow testing and preventive maintenance plans, and the neighborhood’s restaurants can count on our commercial restaurant plumbing services. How much does sewer line replacement cost in the Richmond District?
Trenchless sewer replacement in San Francisco typically runs $8,000 to $25,000. Cost depends on the depth and length of your sewer lateral, what sits on top of it (concrete, brick or landscaping) and whether the line runs under the public sidewalk. Most residential trenchless jobs take one day to a few days. Traditional excavation can take a week or more. Read our full trenchless sewer replacement cost guide.
-
What permits are needed to replace a sewer lateral in San Francisco?
The section of sewer line between your property line and the city main requires a Side Sewer Permit from San Francisco Public Works. The private section on your property needs its own plumbing permit. Contractors doing this work must also carry a Street Excavation Bond of at least $25,000 on file with Public Works. Before hiring anyone, make sure they meet these requirements.
-
Will a trenchless sewer line hold up against tree roots?
Yes, better than older pipe. Trenchless replacement pulls seamless, flexible polyethylene pipe through your existing line. With no joints, roots have nowhere to get in, and the pipe handles minor soil shifts well. A trenchless sewer line is expected to last 50 to 75 years. Every job starts with a video camera inspection to confirm your line is a good candidate.

How can I tell if my Richmond home has a hidden leak?
Watch for an unexplained spike in your water bill, warm spots on the floor, musty odors, peeling paint or the sound of running water when nothing is on. To check yourself, turn off every fixture and look at your water meter. If the dial still moves, you have a leak. Our leak detection service uses acoustic equipment, thermal imaging and video cameras to pinpoint leaks before opening walls or floors.
-
How long does a water heater last?
Most traditional tank water heaters last about 10 years. Flushing the tank once a year removes sediment and can help extend its life. When it’s time to replace yours, Ace offers a free estimate on water heater installation, works with brands like Rheem and Bradford White, and removes and disposes of your old unit.

Does my Richmond building need annual backflow testing?
If your property has a potential cross-connection hazard, such as radiant floor heating or certain fire sprinkler or irrigation systems, the San Francisco Public Utilities Commission requires your backflow device to be tested and certified every year. Testing usually takes less than an hour. Once the device passes, we attach a certification tag from the San Francisco Department of Public Health. We can also track your annual test date for you.
